We constantly keep our finger on the pulse of the vacation rental market as well as vacation rental trends for our specific area. In order to provide the best possible promotion for your property, we have established a multifaceted marketing based on the data from research. We advertise heavily in the Saugatuck /Douglas Visitors Guide, which has a circulation of over 500,000 in the Midwest alone. We print approximately 60,000 Mill Pond Realty Vacation Brochures and distribute these to guest as well as the Local Welcome Center, Tourist Bureau, and Chamber of Commerce. We advertise on numerous print publications and websites such as Homeaway.com, VBRO.com, Rentalbug.com, Always on Vacation, TripswithPets.com, and Travelpets.com. We advertise through our membership with West Michigan Tourism association and the Holland chamber of Commerce to mention a few.
Probably the most effective of all promotion efforts is our website. We provide an in-depth website with details of all of our vacation homes for our renters to search for specific amenities.
We have a great cleaning staff to keep your home in tip top shape. Mill Pond Realty is a member of Vacation Rental Housekeeping Professionals (VRHP) and is leading the way toward establishing a professional cleaning standard for the Lakeshore.
Quality Assurance Inspectors support the efforts of Housekeeping to prepare units for the days activities and to follow-up with routine quality control property inspections. They will inspect for cleaning, report damages, missing items and replenish small items such as light bulbs, shower curtain liners and vacuum cleaner bags. These inspectors are not infallible but should help keep your property on a higher quality level.
Maintenance is essential to the worry free operation and customer satisfaction of your rental home. It's the attention to the little things like torn screen, broken slider locks and vertical blinds that make a world of difference to your guest. Maintenance is available 7 days a week and 24 hours a day for emergencies. We provide maintenance coordinators and dispatchers for arranging vendor services and routine maintenance repairs. Maintenance charges will be billed on your next income statement with copies of work orders.
All rent collected are held in an escrow trust account and regulated by the Michigan Real Estate Commission in accordance with the laws of the State of Michigan. This trust account is interest bearing and all interest earned will be retained by Mill Pond Realty. We issue owner statements and checks within 4 weeks of the date the renter has checked out of your home.
